The Mexican Standard for Industrial Parks (NMX-R-046-SCFI-2015) specifies that the minimum electrical supply should be 150 kVAs (a unit of measurement representing the power in an electrical system) per 10,000 square meters (m2), with 250 kVAs being the recommended amount.

However, SiiLA’s analysis of 144 industrial warehouses found that 38% do not meet the necessary minimum kVAs to ensure an adequate power supply. The majority of these properties (55%) are located in the north (Baja California, Tamaulipas, and Nuevo León), a region with high levels of industrial activity due to nearshoring, while the rest are distributed in the central (12%) and Bajío (13%) regions.

“The insufficiency of kVAs can lead to issues such as overloads, power outages, and damage to machinery and equipment, which ultimately cause operational and productivity problems, undermining the profitability of investments,” according to SiiLA’s analysis.
